We are purchasing OFF-MARKET, distressed, value-add self storage facilities and RV/Boat Storage with LAND FOR EXPANSION in  NON-SNOW states ONLY (+ CO, Cheyenne, WY, & NM). 

Not at this time, but it is on the future roadmap. To develop a self storage facility, we need raw land, zoned commercial industrial, under $5/sq ft, and it must be within 1 hour of Denver, CO. Stay in touch with us, more to follow.

Here are the other criteria a property must meet before we will take a look and analyze it:

- Must be OFF-MARKET & DIRECT TO SELLER

- NON-SNOW states ONLY (+ CO, NM)

- 8cap on entry based on current ACTUAL financials 

- MUST have value-add potential, distressed, mom & pop, room for expansion on current lot or adjacent lots  

- **We MUST be able to use our own Purchase Contract - No Wholesale deals!

- RV/Boat Storage with room for expansion

- On the future roadmap: Land - zoned commercial industrial, under $5/sq ft, within 1 hour of Denver

- On the future roadmap: Warehouses, Retail Strip Centers **ONLY in Colorado** within 1 hr of Denver
